Beaches, international schools, Puerto Banús and the old town, with new homes from beachfront apartments to villas in the hills.
*Averages for all new-build and resale homes across the whole of Marbella (idealista, September 2026). New-build homes and homes in prime locations are typically priced significantly above the general average.
A year-round international town stretching from Cabopino in the east to San Pedro Alcántara in the west, with Puerto Banús, the Golden Mile and the historic old town in between.
Marbella offers the widest choice of international schools, healthcare, restaurants and beach clubs on the coast, and the highest average prices. Growth has slowed this year from a high base, while demand for prime homes remains strong.
The Golden Mile, between the town centre and Puerto Banús, is home to some of the coast’s most exclusive beachfront villas and residences. Behind it, Sierra Blanca and Nagüeles offer gated hillside estates with sea views, a few minutes from the beach.
Nueva Andalucía, known as the Golf Valley, surrounds several championship courses just above Puerto Banús, with contemporary villas, townhouses and apartments. To the west, San Pedro Alcántara has a relaxed, family-friendly feel and a long beachfront boulevard; to the east, Elviria, Los Monteros and Cabopino are quieter, with wide beaches, dunes and pine woods.
Day to day, Marbella has a choice of international schools, private hospitals, Michelin-starred restaurants and beach clubs, and an all-year community. Málaga airport is around 45 minutes by car, and Gibraltar a little over an hour.
